How to use a home inspection checklist in 3 steps

  1. Set up the areas

Start from the standard areas (exterior, roof, plumbing, electrical and more), add or remove items, and fill in the address and the date.

  2. Walk through the house

Mark each item G (good), F (fair), P (poor), S (safety concern) or N/A, and write what you saw. Or print it blank and fill it in by hand.

  3. Follow up

List the repairs and quotes to get, take photos of anything marked P or S, and keep the checklist with your home records.

When to use it

  • Before you make an offer: your own first look, to know what to ask about
  • Before you sell: find small repairs to make before buyers or their inspector see them
  • Once a year: a check-up of the roof, gutters, heating, alarms and the rest
  • After a storm or a leak: what was hit, and what to show your insurer

Tips

  • Bring a flashlight, a phone charger to test outlets, and a notepad or this checklist on a clipboard.
  • Run every tap, flush every toilet and try every window you can.
  • Look up as well as down: ceilings show leaks before walls do.
  • For a purchase, hire a licensed home inspector too: they check what you cannot see, and their report is the one lenders and sellers expect.

Frequently asked questions

Is this home inspection checklist free?

Yes. It is free to use, needs no account or sign-up, and never adds a watermark or a SnapPaperwork logo to your checklist.

Does it replace a professional home inspection?

No. It is a checklist for your own walk-through. A licensed home inspector checks things you cannot see and writes a report you can rely on when you buy.

What do the condition codes mean?

G is good, F is fair (keep an eye on it), P is poor and needs repair, S is a safety concern to fix first, and N/A means the item is not there. Leave a code empty to fill it in by hand.

Can I add my own areas and items?

Yes. Add areas from the list (a second bathroom is numbered for you), rename them, and add, remove or rename items.

Can I print a blank checklist?

Yes. Leave the codes and notes empty and print it; fill it in by hand as you walk through.

Is my information uploaded or stored on your servers?

No. Everything you type stays in your browser and is never sent to me. It is saved on your own device so it is there next time.
