How to write a lease non-renewal notice in 3 steps

  1. Fill in the dates

The date of the notice, the date the lease ends and, if different, the date the tenant should move out. Add the number of days of notice if you want it printed.

  2. Add what the tenant needs to know

A reason if you give one, and the move-out requests: return the keys, give a forwarding address for the deposit, arrange an inspection. Rental in California? Tick the abandoned-property sentence.

  3. Sign, deliver and keep a copy

Print it or save a PDF, sign it and deliver it the way your lease or local law asks. Fill in the record of delivery on your own copy.

What a non-renewal notice should include

  • The date of the notice
  • The tenant’s name and the address of the rental
  • A clear statement that the lease will not be renewed
  • The date the lease ends, and the date to move out
  • A reason, where the law where you rent requires one
  • What the tenant should do before leaving: keys, forwarding address, inspection
  • Your name, contact details and signature
  • On your own copy: when and how you delivered it

How much notice, and is a reason needed? Some examples

The notice period is set by the law where the rental is, and sometimes by the lease. A few examples, from the laws themselves:

WhereNoticeGood to know
CaliforniaCivil Code § 1946.1, § 1946.2Ending a month-to-month tenancy: at least 60 days, or 30 days if the tenant has lived there less than a yearAfter a tenant has lived there 12 months, most landlords need a “just cause” stated in the notice, with some exemptions (§ 1946.2). A landlord’s notice must include the abandoned-property sentence (§ 1946.1(h)); tick it in the form.
WashingtonRCW 59.18.650A landlord may not refuse to continue a tenancy except for the causes the law listsNarrow exceptions let a lease of 12 months or more (or a first lease of 6 to 12 months that would roll over to month-to-month) end without cause, with at least 60 days’ written notice before it ends.
OregonORS 90.427During the first year: at least 30 days’ written noticeAfter the first year, a fixed-term lease becomes month-to-month when it ends, unless both sides sign a new lease, the tenant gives notice, or the landlord has a qualifying reason and gives the notice the law sets.
TexasProperty Code § 91.001Month-to-month: the tenancy ends on the later of the day in the notice or one month after the notice is givenA signed agreement can set a different notice period. A fixed-term lease usually says what notice is needed before it ends.
FloridaStatutes § 83.57Month-to-month: at least 30 days before the end of a monthly period, in writingWeek-to-week: 7 days; quarter-to-quarter: 30 days; year-to-year: 60 days.

Elsewhere, start with the lease: many fixed-term leases say how much notice either side must give before the end date, and whether the lease rolls over to month-to-month if nobody does. Then check your state’s law, and your city’s, since some cities have their own “just cause” rules.

This tool prints whatever dates and number of days you choose; it does not work out the notice period or decide whether a reason is needed. When in doubt, ask a local landlord association, a lawyer or your state’s housing agency.

Never end a tenancy because a tenant complained about repairs, asked for their rights, or because of race, religion, disability, family status or another protected trait. That can be illegal retaliation or discrimination, whatever the notice says.

After the notice: move-out and the deposit

Agree on a time for the move-out inspection, and walk through the rental with the tenant if you can. The Move-In / Move-Out Checklist gives you a room-by-room record that you both sign.

Ask for the forwarding address in writing. Deposit laws set a deadline for returning the deposit or sending a list of deductions after the tenant leaves, and some (Texas, for example) start from the written forwarding address.

If the tenant leaves belongings behind, follow your state’s rules for abandoned property before you throw anything away.

Ending a tenancy in Canada, the UK and Australia

Tenancy law is set by each province, nation or state. These are plain-English summaries of the official text, read again on the date shown.

Canada · checked

  • Ontario: A tenancy can end only as the Act allows. When a fixed-term lease ends without a new one, it simply carries on as a monthly tenancy; a landlord needs one of the Act’s grounds to end it. RTA ss. 37, 38
  • British Columbia: A tenancy ends only in the ways the Act lists. A fixed-term lease carries on as a month-to-month tenancy unless it is one of the few kinds that may require the tenant to leave at the end. Residential Tenancy Act, s. 44
  • Alberta: A fixed-term tenancy ends on its end date without notice. To end a monthly tenancy, a landlord serves written notice on or before the first day of a 3-month notice period, stating the reason. Residential Tenancies Act, ss. 8, 10, 15
  • Québec and other provinces: Rules differ. Check your province’s residential tenancy law.

United Kingdom · checked

  • England: Since 1 May 2026, “no-fault” section 21 notices are gone for private tenancies. A landlord can end an assured tenancy only with a court possession order on a legal ground; a letter alone does not end it. Housing Act 1988, s. 5
  • Wales: A landlord’s notice ending a periodic standard contract must give at least six months, and cannot be given in the first six months of the contract. Renting Homes (Wales) Act 2016, ss. 173–175
  • Scotland: A private residential tenancy has no end date and can be ended only as the Act allows; a landlord needs an eviction order from the First-tier Tribunal on a listed ground. Private Housing (Tenancies) (Scotland) Act 2016, ss. 44, 51
  • Northern Ireland: A landlord’s notice to quit must be on the prescribed form and give 8 weeks (first year), 4 months (1 to 3 years), 6 months (3 to 8 years) or 7 months (over 8 years). Private Tenancies (NI) Order 2006, art. 14

Australia · checked

  • New South Wales: For both fixed-term and periodic agreements, a landlord can give a termination notice only on a ground the Act lists. Giving a ground that is not genuine is an offence. Residential Tenancies Act 2010, ss. 84–86
  • Victoria: The notices to vacate for the end of a fixed term and with no reason were repealed in 2025. A rental provider needs one of the grounds the Act lists, such as sale or moving in. Residential Tenancies Act 1997, ss. 91ZY–91ZZE
  • Queensland: A lessor can give a notice to leave for the end of a fixed-term agreement, at least 2 months ahead and not before the term ends, but not to punish a tenant for using their rights. RTRA Act 2008, s. 291, Sch. 1
  • Other states and territories: Rules differ. Check your state or territory’s tenancy authority.

Delivering the notice and keeping a record

Deliver the notice the way your lease and local law require: by hand, by mail, or by email where that is allowed. In California, a notice under Civil Code § 1946.1 is delivered as Code of Civil Procedure § 1162 describes or by certified or registered mail.

Keep a signed copy. Fill in the record of delivery at the foot of your copy: the date, how it was delivered and who delivered it. For certified mail, staple the mailing receipt to it.

If you are the tenant

Check the dates against your lease and the notice period where you live, and whether your state or city requires a reason. If something looks wrong, ask the landlord in writing, or contact a local tenant rights group or legal aid office.

Plan the move-out: give your forwarding address in writing, ask to be there for the inspection, take photos when you leave, and return every key.

Frequently asked questions

Is this lease non-renewal notice generator free?

Yes. It is free to use, needs no account or sign-up, and never adds a watermark or a SnapPaperwork logo to your notice.

How much notice do I need to give that I will not renew a lease?

It depends on the lease and on where the rental is. Many leases say how much notice is needed before the end date. For month-to-month tenancies the law sets a minimum, for example 60 days in California once the tenant has lived there a year, one month in Texas and 30 days in Florida.

Do I need a reason not to renew a lease?

In most states, no. But some states and cities require one: California for most tenants who have lived there 12 months, Washington in most cases, Oregon after the first year, and some cities with “just cause” rules. Check the law where the rental is before you send the notice.

Is a non-renewal notice the same as an eviction notice?

No. A non-renewal notice tells the tenant the lease will end on its date and will not be renewed. If a tenant does not leave, only a court can order them out, and the landlord must follow the court process where the rental is.

What is the California abandoned-property sentence?

A sentence California Civil Code § 1946.1(h) says a landlord’s notice ending a tenancy must contain, about reclaiming belongings left behind. Tick “Rental in California?” to add it word for word.

How should I deliver the notice?

The way your lease and local law require: by hand, by mail, or by email where allowed. Certified mail gives you proof that it was sent. Fill in the record of delivery on your own copy and keep it.

Can I change the wording?

Yes. Click any text on the page to rewrite it, including the title and the paragraphs. The “Wording” section lists everything with the words printed now. Keep it factual and polite.
