How much notice does a landlord have to give?
There is no single rule. Many states set a number of hours or days; others only say the notice must be “reasonable”, and some leases say more. The examples below show how different they are.
Where
What the law says
California
Reasonable written notice of the date, approximate time and purpose. 24 hours is presumed reasonable; a mailed notice should be mailed at least six days before. Entry only during normal business hours, unless the tenant agrees at the time (Civil Code § 1954).
Florida
For repairs: at least 24 hours’ notice, and entry between 7:30 a.m. and 8:00 p.m. (Florida Statutes § 83.53).
Washington
At least two days’ written notice, with the date and the exact time or the earliest and latest times, and a phone number the tenant can call to object or reschedule. One day’s notice to show the unit to buyers or tenants (RCW 59.18.150).
Arizona
At least two days’ notice, and entry only at reasonable times (A.R.S. § 33-1343). A tenant’s own repair request counts as permission to enter for that repair.
Ontario, Canada
Written notice at least 24 hours before, giving the reason, the day and a time between 8 a.m. and 8 p.m. (Residential Tenancies Act, 2006, s. 27).
England and Wales
To view the condition and state of repair: 24 hours’ notice in writing, and a visit at a reasonable time of day (Landlord and Tenant Act 1985, s. 11(6)).
Your state’s law and your lease decide. If they differ, follow the one that gives the tenant more notice. Delivering it a little earlier than the minimum avoids any argument about when it arrived.
Emergencies and other entry without notice
The laws above let a landlord enter without notice in an emergency, such as a fire, a burst pipe or a gas leak. Some also allow entry when the tenant agrees at the time, or has moved out and left the home.
An emergency is not a reason to skip notice for routine work. When you do have to go in without notice, tell the tenant afterwards, in writing, what happened and what was done.

Delivering the notice and keeping a record
Hand it to the tenant, leave it with an adult at the home, post it on or under the door, mail it or email it: whatever your lease and your state allow. California’s law, for example, lists handing it over, leaving it with someone of suitable age at the home, leaving it at the door where it will be found, and mail.
Keep a signed copy. Fill in the record of delivery at the foot of your copy: the date and time, how it was delivered and who delivered it.
Do not use entry to check up on the tenant or to pressure them. California, Florida, Washington and Arizona all say the landlord must not abuse the right of access or use it to harass the tenant.
If you are the tenant
If the date or time does not work, contact the landlord before the entry and suggest another time. Several of the laws above say a tenant should not unreasonably refuse entry for repairs, inspections or showings.
You do not usually need to be home. If you have pets, an alarm or a lockbox, say so in reply to the notice.

How much notice does a landlord have to give before entering?
+
It depends on the state and the lease. 24 hours is common: California presumes 24 hours is reasonable, and Florida asks for 24 hours for repairs. Washington and Arizona ask for two days. Type the number of hours you are giving in the form; it is printed on the notice.
Does the notice have to be in writing?
+
In many places, yes: California, Washington, Ontario and England and Wales all ask for written notice. A written notice is also your proof that you gave it. Keep a copy.
Can I give a time window instead of an exact time?
+
Yes. Fill in both times and the notice says, for example, “9:00 a.m. to 12:00 p.m.”. Washington asks for exactly that: the earliest and latest times. Fill in only the first time to print “About 9:00 a.m.”.
What if the work takes more than one day?
+
Fill in “Last day” as well. The notice then shows both dates, for example “Tuesday, October 13, 2026 to Wednesday, October 14, 2026”.
Do I need to give notice in an emergency?
+
The laws on this page let a landlord enter without notice in an emergency, such as a fire, a flood or a gas leak. Tell the tenant afterwards what happened.
Can the tenant refuse entry?
+
Several state laws say the tenant should not unreasonably refuse entry for repairs, inspections or showings, when proper notice is given. A tenant who has a good reason can ask for another time, which is why the notice says how to reach you.
Can I change the wording?
+
Yes. Click any text on the page to rewrite it, including the title, the paragraphs and the reasons. The “Wording” section lists everything with the words printed now.
Are my details uploaded or stored on your servers?
+
No. Everything you type stays in your browser and is never sent to me. The form is saved on your own device so it is there next time. On a shared computer, press “Clear Form” when you are done.
How do I save the notice as a PDF?
+
Click “Print / Save PDF” and choose “Save as PDF” as the printer, or click “Download PDF” to save a file straight to your phone or computer. “Share” opens your device’s share menu with the PDF attached, for example to email it.
