How to make a cleaning invoice

  1. Add your business and the client

Your company name, phone and email, then the client’s name and the address that was cleaned. Add a logo if you have one.

  2. List each visit and add-on

One line for the main clean, then one line for each extra such as the oven, the fridge or windows. Set a quantity and a price for each line.

  3. Choose the terms and send it

“Due on receipt” works for one-off cleans. Regular clients often get “Net 7” or “Net 15”. Print it, save a PDF or email the PDF.

A cleaning invoice lists the visit, what was cleaned and what the client owes. Fill in the form on the left and the invoice is built as you type.

What to put on a house cleaning invoice

  • Your business name and contact details, the client’s name and the service address
  • An invoice number, the invoice date and the date of the clean
  • The main service in plain words, such as “Whole-house cleaning, 3 bedrooms / 2 baths”
  • Add-ons on their own lines: inside oven, inside fridge, interior windows, laundry
  • Supplies or travel, only if you charge for them
  • Any discount, tax if you charge it, the total and the balance due
  • How to pay, and a short note about the next visit

Sample line items for cleaning work

The sample invoice shows a whole-house clean plus add-ons. Its prices are made up. They are not a price guide, so set your own from your time, supplies and travel.

  • Standard home clean (per visit)
  • Deep clean or first-time clean (per visit or per job)
  • Move-in or move-out clean (per job)
  • Inside oven, refrigerator or cabinets (per job)
  • Interior windows (per window)
  • Office or commercial cleaning (per visit or per hour)
  • Post-construction clean-up (per job)

How to price: per visit, per hour or per room

Recurring home cleaning is usually one price per visit, with the size of the home written in the line so the client can see what it covers. Deep cleans, move-outs and offices are often quoted per job, or per hour with the number of cleaners noted.

Per-room or per-window lines work well for add-ons. Whatever you choose, use the same unit on your quote and your invoice. If a client pays a flat amount each month, bill the month as one line and list the visit dates in the notes.

Tips for getting paid on time

  • Send the invoice the same day as the clean, while the home still looks great.
  • Put the due date and how to pay on the invoice itself.
  • For regular clients, invoice on the same day each week or month.
  • Note any agreed access details or pets in the notes so there is a record.
  • Whether cleaning services are taxed depends on where you work. Check your state’s rules or ask your tax adviser.

Frequently asked questions

What should a cleaning invoice include?

Your business details, the client and service address, an invoice number and date, one line for the main clean and one for each add-on, any tax, the total, the balance due and how to pay.

Is there a house cleaning invoice template I can print?

Yes. This page is one. Fill it in, check the preview and print it or save it as a PDF. It is free, needs no account and adds no watermark.

Can I use this for office or commercial cleaning?

Yes. Change the lines to match the job, for example “Office cleaning, 5 days” per week or per month, and add supplies or trash removal on their own lines.

How do I invoice a client I clean for every week?

Either send one invoice per visit, or one per month with the visit dates in the notes. Many cleaners bill monthly so the client pays on the same day each time.

Do I charge sales tax on cleaning?

It depends on where you work and what you sell. Check your state’s rules or ask a tax professional, then type the rate in the tax box if you charge it.

Can I add my logo and change the title?

Yes. Click the title on the sheet to change it, and use the logo button to add your logo. Your logo stays in your browser and is never uploaded.
